The NOVUM residential development is characterised by a contemporary architectural language that blends harmoniously into the established urban fabric. Across all three phases, the ensemble follows a common set of urban design principles: Clearly defined street frontages, landscaped courtyards, and carefully graduated building heights create a cohesive urban district. Typical features of Krakow’s inner-city development are interpreted in a contemporary way. Perimeter block layouts with internal courtyards, clearly defined street edges, and varied building heights shape the ensemble. The façades are articulated into smaller segments, reflecting the scale of the historic urban fabric.
The first phase comprised four buildings ranging from four to nine storeys. The second phase added five further buildings and a student residence to the ensemble. The third and final phase completes the development with a cascading building that creates a distinctive urban landmark.
Embedded in the urban fabric
NOVUM is centrally located within a historically established area of Krakow subject to heritage protection. Accordingly, stringent requirements applied to the building massing and scale, façade design and materials, as well as its integration into the surrounding urban context. Particular attention was also paid to the impact of the ensemble on the city skyline and neighbouring historic buildings.
At the same time, the residential development benefits from its central location, with numerous shops and cultural facilities in the immediate vicinity. A nearby transport hub connects NOVUM to the railway station, bus station, and local public transport network. There is also a direct connection to Krakow Airport.
A home for a new way of living
Residents benefit from a high quality of living: Generous landscaped courtyards with private gardens, as well as loggias and terraces, provide a variety of outdoor spaces. Large windows bring plenty of daylight into the apartments and offer expansive views of Krakow’s skyline.
Phase 3: Cascading architecture
The third and final phase comprises a 14-storey building with a two-level underground car park. The building steps upwards in a series of terraces, creating a distinctive accent within the ensemble. The individually configured terrace levels required bespoke and technically demanding detailing solutions. An additional planning challenge was the precise integration with the previously completed phase of the development. A special feature of the penthouse apartments is direct lift access.
